Small and medium size developments
Miljan Bros. Inc. is a residential land development corporation established 1987 in Niagara Region, Ontario. We purchase developable land and sell fully serviced lots to builders and/or individuals within several communities of Niagara Region. What do we do?
We purchase an undeveloped piece of property within the area designated for urban expansion or inside of established urban boundary. From there we prepare a preliminary plan of subdivision known as Draft Plan. The process begins with the application for draft plan approval from a local municipality. Regional, municipal and/or provincial reviews follow as part of this application as well as input from various agencies having jurisdiction over the property, or having interest in its development. Once a draft plan is approved with various conditions by the above noted agencies, the process begins to establish a plan of subdivision that requires satisfaction of the noted conditions and guarantees from the developer that these conditions will be fulfilled. This includes preparing various engineering and landscaping plans. The final stage is servicing the land and thus creating fully serviced building lots within the plan of subdivision or a plan of condominium. All our projects are located in Niagara Region.

Our Current Projects
Mountain Village Vineyard (SOLD to DEHAAN HOMES INC on July 19,2019)
Located at 3627 Campden Road in Campden, Ontario (within municipal boundaries of the Town of Lincoln). Our plan is to service these 34 residential freehold lots on a municipal road at top of the Niagara Escarpment. Campden was established as a farming village in the early 18th century before the existence of railway traffic. About 12 years ago this area was serviced with municipal sewers allowing for creation of urban residential lots. This is our second project in Campden following the fully built Early Dawn Estates Project located at 3545 Campden Road, roughly 300 meters south of Fly Road.

Olde Town Gateway Estates (Block 47) - SOLD to ROSEMONT HOMES INC on March 16, 2019
Located off of St. Catharine Street in Smithville within the Township of West Lincoln. We are in the process of finalizing the servicing plans for this 63 lot plan of condominium. All streets are single loaded with no neighbours on the opposite side of the street. These are Vacant Land Condominium townhouse sites that are 21 feet wide by an average of 100 feet deep. All of these townhomes will be conventional two stories in height with units averaging 1400 to 1800 square feet in size.
